CAMPUS COMMONS GOLF COURSE

In 2004, Empire Golf was contracted by Campus Commons Golf Partnership to develop a maintenance budget and operational plan in anticipation of the course's temporary closure. This closure was necessary due to the construction of the Arden Parallel Force Main Project by the Sacramento Regional County Sanitation District. During this project, Empire Golf has worked closely with landscape architects and engineers to protect the integrity of the property, ensuring a minimal environmental impact to both the golf course and its setting in the heart of the American River Parkway.


CALLIPPE PRESERVE GOLF COURSE PROJECT
CITY OF PLEASANTON
PLEASANTON, CALIFORNIA

Empire Golf has served as the consultant for facility design, operations, RFP development, management company selection process, and management contract for the operation of the Callippe Preserve Golf Course for the City of Pleasanton since January of 1998.

The City of Pleasanton is constructing a 6,700-yard, par 72, championship golf course with accompanying amenities. Empire Golf has worked in conjunction with City staff and citizenry in all aspects of facility design, as well as the process of selecting a competent operator for the project.

Due to Empire Golf's portfolio of properties in 1998, and potential conflict of interest issues as a consultant to the City of Pleasanton, Empire Golf agreed not to submit a proposal for management of the completed facility as a term of its consulting agreement.


WILDHAWK GOLF CLUB
SOUTHGATE RECREATION DISTRICT
SACRAMENTO, CALIFORNIA

In 1996, Empire Golf served as the operations consultant for the Southgate Park and Recreation District in the development of the Wildhawk Golf Club. Wildhawk is a 6,800-yard, par 72, championship golf course designed by J. Michael Poletti and opened for play in 1998. Empire Golf worked with the project development team on all aspects of the design and development of the golf course, clubhouse, cart storage, maintenance yard, and practice facilities.


WILDHORSE GOLF COURSE
THE DUFFEL COMPANY
DAVIS, CALIFORNIA

Empire Golf, acting as the consultant for the Duffel Company, worked with the City of Davis Golf Course Advisory Committee in developing additional public golf course facilities in Davis, California. Over the period of a year, Empire Golf attended planning sessions, met with individual committee members, and presented a plan in conjunction with Robert Trent Jones, Jr. for an 18-hole public golf course to be developed by the Duffel Company and Empire Golf. The golf course advisory committee recommended to the Davis City Council that the Wildhorse Project would help meet the needs of the public golf course demand in Davis, and was approved.


LAKE WACO GOLF AND COUNTRY CLUB
WACO, TEXAS

Lake Waco Golf and Country Club is a non-proprietary private club located in Waco, Texas. The facilities include 36 holes of golf, tennis courts, golf shop, bar, restaurant, locker rooms, pool, campgrounds, fishing ponds, maintenance yard, and developable land. The facilities encompass 300 acres of rolling terrain, mature trees, lakes, and more than 4,000 feet of lake front on Lake Waco. At the time of Lake Oaks Investors Ltd.'s purchase, the course had been taken over by the mortgage holder, First Republic Bank of Texas. The club's membership had dwindled to less than 225 members and was showing a large operating loss.

In more than 15 years of the general partners' management (Rod Metzler, Curt Hammond, and Pat Smithson), the course's membership increased to over 450 and the course is operating at a profit. Operating profits have funded all capital improvements. The facility has been given a new look by the remodeling of clubhouse facilities. The major emphasis has been on course playing conditions, service, and the marketing of the product. As the membership grows, we have every indication the club will continue to prosper. Lake Waco's revenue has grown consistently since 1987, and has shown an operating profit annually.


PHEASANT GLEN
WOODLAND, CALIFORNIA

Empire Golf developed operating proformas and projected construction costs for the property owners and developers. The project is currently seeking funding.


FETZER VINEYARDS
REDWOOD VALLEY, CALIFORNIA

In 1988 Empire Golf Inc. served as project coordinator for Fetzer Vineyards to develop an 18-hole championship golf course on a 450-acre Valley Oaks Ranch site in Hopland, California. Empire Golf, in conjunction with Bliss Golf Design, master planned the 6,800-yard, par 72 golf course. Due to water use parameters, cost of development, and political climate the Fetzer family put the project on hold.
